We are searching for a talented Director, Revenue Management and Portfolio Pricingto be based out of Cleveland, OH or other Brookfield Properties core markets.
The Director of Revenue Management/Portfolio Pricing is responsible for monitoring property and portfolio performance and continuously identifying, evaluating and implementing revenue maximization strategies. The Director should have a demonstrated track record of excellence in communicating complex topics, recognizing business trade-offs, and using informal influence to drive positive change. This individual will be collaborating with Property Operations and other Revenue Management colleagues to provide support with daily pricing of new lease and renewal transactions and supply & demand analysis related to market trends, revenue strategies and rate tactics. A successful candidate will be a proactive self-starter who is results-oriented with exceptional communication and analytical skills. They will bring strong curiosity, problem solving and data analysis expertise to help internal teams incorporate revenue management into everyday decision-making.

Here is what you will be doing:
Lead the revenue management organization and develop associates
Impress the organization with your technical and strategic analysis capabilities. You must be comfortable doing work in Excel as we continue to build out more advanced data analytics
Build baselines and track progress towards our revenue goals
Effectively analyze operational metrics, historical trends and relevant market data that impact property performance and, in collaboration with Property Operations, determine pricing strategies for both new lease and renewal transactions for a specified portfolio which continues to grow.
Consult with stakeholders on operational questions related to Revenue Management, product configuration and seasonal parameter changes.
Continuously evaluate performance and lead reviews with regions. Participate in quarterly Steering Committee meetings with the Pricing Committee. Identify areas of opportunity for revenue growth and develop strategies to help drive that growth.
Continually push and stretch our internal and external stakeholders to improve our existing revenue management capabilities.
Create easy to use and understand reports and deliver easy to follow presentations for the field and leadership to consume.
Coach and train others on the use of LRO and how to interpret reports and dashboards.
Deliver actionable, scalable recommendations (e.g. people/org, process, infrastructure) to improve the end-to-end experience
Anticipate the reporting and communication needs of the organization as it evolves.
Serve as a key contributor with lease up and redevelopment communities. Collaborate with key stakeholders on unit mix, amenity pricing and overall pricing strategy. Price new communities prior to lease up beginning, and interact with the on-site, marketing, Regional Directors and development teams throughout the lease up and/or redevelopment process to adjust pricing as needed to facilitate the achievement of absorption and revenue targets.
Assist with revenue budgeting. Build and enhance revenue management reports to assist in operational decision making. Review and establish pricing to support ROI analysis for renovation scopes and budgets. Assist with ad hoc requests as needed.
Collaborate with various stakeholders such as Training, HR, IT, Legal, Development, and Operations to support any developed programs.
Education: Undergraduate (Bachelor) Degree in Finance, Mathematics, Statistics, Economics, Marketing, Business, Real Estate or related field.
Work: 2 to 5 years of work experience. While multifamily work history is certainly appreciated, revenue management experience in Hospitality, Rental Car, Airline, Cruise Line, or other similar sectors is welcome. Experience using LRO (Lease Rent Options) software is preferred.
Advanced Excel knowledge to include pivot tables, index + match, vlookup, sumif, data sorting, charts, cell formatting, data validation and complex formula auditing.
VBA, Tableau and/or Power BI experience is desired but not required
Proficient with other standard office software such as PowerPoint, Word, Outlook, and the Internet.
Proficient at interpreting and understanding economic, demographic, and supply demand trends and how they impact the multi-family sector.
This position requires up to 50% travel.
